Furniture, Fixtures and Equipment

Step Three: FF&E (Furniture, Fixtures, and Equipment) can be the critical difference between a good project and a great project. They need to come together as a cohesive whole. Where and who you purchase from is critical as well. Quality products, client satisfaction, reliability of service, and warranties all sound good until no one answers the phone when there is a problem.

ExD has built a network of suppliers who align with our values, work together for the collective whole and stand behind the products now and down the road. We have worked together on multiple projects and coordinate efforts regarding installation and schedule. Many factors can impact the construction but knowing how to weave in subs is an Art. Collectively, we are committed to one another and to our clients. It’s a win-win.

Simply put: Procuring the finish selections in a timely manner to facilitate the construction schedule is more important than ever. Choosing and ordering the finish selections prior to the project start helps ensure that the finishes will be ready when the contractor needs them. The supply chain disruptions continue to delay construction projects more than ever. Having multiple supply resources can be key. Tracking vendor back orders, delivery changes and having an alternate solution should discontinuation be eminent. Receiving the finishes and inspecting for damage and completion of order. (Early detection of problems decreases the impact on the project schedule and STRESS!)

Cost effectiveness – Utilizing our Designer pricing to help offset the costs procuring, receiving, inspecting, and delivering goods to the job site. In traditional General Contractor scenario, the GC includes generic allowances in his construction bid for the finishes. These finishes are usually marked up for Overhead and Profit, much like their materials and labor costs are. The client is expected to select and purchase the finishes at retail all on their own.
